The honest answer is that a veranda’s cost depends almost entirely on how you specify it. Size is the biggest factor, followed by the glass, the frame finish, and the extras like heating and lighting. Two verandas covering the same patio can differ significantly in price once those choices are made.
Rather than quote a figure that would not match your project, this guide breaks down exactly what moves the price up and down. That way you can work out where your own veranda is likely to sit before you ask for a quote, and decide where the money is worth spending. Everything starts with the footprint.
A veranda is priced on its width and its projection, which is how far it extends out from the wall. More of either means more aluminium, more glass, and more structure to carry the load. The Simplicity Range we supply projects up to 3.5 metres from the wall, with the width made to measure for your space.
Doubling the covered area does not quite double the price, because some costs are fixed regardless of size, but it moves the figure substantially. A veranda covering a small patio door area sits at the lower end. One spanning the full width of a rear elevation with a deep projection sits considerably higher.
The practical point is to size the veranda to how you will actually use the space. A projection deep enough for a dining table and chairs is worth having. Paying for extra depth you will never furnish is not.
After size, the glass is where the price genuinely varies, and it is worth understanding the options.
The Simplicity Range comes with four roof glass choices. Clear toughened glass is the standard option. Clear self-cleaning glass adds a coating that breaks down dirt in daylight and lets rain wash it away. Then there are two tinted options, a toughened grey and blue tint, and a self-cleaning blue tinted glass.
The upgrades each add to the cost, and each earns that cost in a specific situation. Self-cleaning glass is worth it on a roof you cannot easily reach, which most veranda roofs are. From working with clients, we have found self-cleaning glass is the upgrade people regret skipping more than any other, simply because cleaning a veranda roof from a ladder several times a year quickly loses its appeal.
The tinted options reduce glare and heat on south-facing verandas. On a north-facing or shaded aspect they add cost for a benefit you will barely notice, so the right glass depends on which way the veranda faces.
The aluminium frame can be finished in any RAL colour, and the colour choice affects both the look and, in some cases, the price and lead time.
Standard colours like anthracite grey, black and white are the most popular and the most cost-effective. A bespoke RAL colour to match existing windows or guttering is available but typically adds to both the cost and the manufacturing time.
In our experience, matching the veranda frame to the existing window and door colour works better than defaulting to the cheapest standard shade, because a veranda that clashes with the rest of the elevation undermines the look of the whole rear of the house. The small premium for a matched colour is usually money well spent. Where the veranda sits alongside bifold doors or patio doors, matching across all three gives the most coherent result.
This is where a veranda goes from a fair-weather cover to a space you use for far more of the year, and where the budget can climb if you let it.
Integrated LED lighting builds into the frame, so you can use the space in the evening without surface-mounted fittings spoiling the clean look. It is a relatively modest addition that makes a large difference to how usable the veranda is after dark.
Infrared heating is the bigger upgrade. Wall-mounted infrared heaters warm people rather than the air, reach full temperature in under ten minutes, and come with a 5 year warranty. Adding heating pushes the price up, but it is the difference between a veranda you use from spring to autumn and one you genuinely use year-round.
Side screens add shelter from wind and driving rain, which is worth considering on an exposed site or where the weather tends to come from one particular direction. The Victorian upgrade, which adds decorative post sleeves and gallows brackets, suits period properties and adds a cost for the more traditional aesthetic.
The sensible approach is to decide which extras you will actually use. Heating on a veranda you only intend to use in summer is wasted budget. Lighting on one you will sit under in the evenings almost always earns its place.
A cost that often gets overlooked sits at the base of the posts.
A veranda needs a stable, load-bearing surface to fix to. An existing concrete patio or a properly laid paved area is usually fine. A surface that is uneven, unstable, or not up to carrying the post loads may need groundwork first, and that adds to the overall project cost even though it is not part of the veranda itself.
This is one of the things we check at survey. It is far better to identify a groundworks requirement before the veranda is ordered than to discover it on installation day. If your patio is sound, this cost disappears. If it is not, it is better to know early.
How you buy the veranda affects the price too.
